Multifamily Property Inspections
Multifamily Property Inspections
A multi-family property refers to a residential real estate property that contains 4 or less multiple housing units within a single building or a complex of buildings. These properties are designed and operated to accommodate multiple households or tenants, each residing in their own self-contained living unit within the same structure or community.
Presell Inspections
Presell Inspections
A pre-sale residential inspection benefits both sellers and potential buyers by providing a clear picture of the property's condition, promoting transparency, and facilitating smoother transactions prior to listing the home for sale.
Builder's Warranty (11 Month) Expiration Inspections
Builder's Warranty (11 Month) Expiration Inspections
This inspection helps homeowners protect their investment by ensuring that their new home is in good condition and that any defects are addressed promptly under the warranty within the first year of owning the home. This is crucial because many new homes come with warranties that cover defects in materials or workmanship for the first year.
Foundation Certification
Foundation Certification
Mortgages are available for the purchase of new or existing manufactured homes, but they often require a foundation certification or design. The reason behind this is that most mortgages written by a lender are almost certain to be insured by the Federal Housing Administration (FHA). As a condition of providing insurance, the FHA requires that the foundation for new homes be designed by, and the design sealed by a licensed Professional Engineer. The design must comply with FHA guidelines. For existing homes, a Professional Engineer is required to certify that the foundation meets the FHA requirements.
New Construction Phase I Pre-Pour Inspection
New Construction Phase I Pre-Pour Inspection
A Phase I Pre-Pour Inspection is the first step in new construction, conducted before pouring the foundation. It ensures site prep, foundation forms, reinforcement, plumbing, electrical rough-ins, vapor barriers, and anchor bolts are properly installed and meet code. By identifying issues early, this inspection helps prevent costly structural problems down the line.
New Construction Phase II Pre-Drywall Inspection
New Construction Phase II Pre-Drywall Inspection
A Phase II Pre-Drywall Inspection is a crucial step in the new construction process, conducted after the foundation has been poured and the framing, roofing, plumbing, electrical, HVAC, and other rough-in installations are complete- but before drywall or interior wall coverings are applied. This inspection ensures that all major structural, mechanical, and safety components are installed correctly and comply with local building codes, engineering plans, and manufacturer specifications.
New Construction Phase III: Final Walk-Through
New Construction Phase III: Final Walk-Through
The Phase III Final Walk-Through is the final inspection before closing, ensuring the home is fully completed, meets building standards, and is move-in ready. This inspection covers structural and cosmetic details, major systems like HVAC, plumbing, and electrical, as well as doors, windows, and fixtures to ensure proper installation and operation. It also verifies that the home meets all safety and building code requirements. Any remaining issues are documented in a punch list for the builder to resolve before closing, giving buyers peace of mind that their new home is 100% complete.
Maintenance Inspections
Maintenance Inspections
The purpose of a building maintenance inspection is to identify and address maintenance needs proactively, minimize downtime and repair costs, ensure safety and compliance, optimize energy efficiency, and preserve the value of the building over time. Regular inspections and maintenance contribute to the efficient operation, longevity, and sustainability of the building, providing a safe, comfortable, and productive environment for occupants
Mold Testing & Sampling
Mold Testing & Sampling
The purpose of mold testing is to assess indoor mold levels, identify potential health hazards, and guide effective remediation strategies to protect occupant health and property integrity. Early detection and appropriate mold management measures are essential for maintaining a safe and healthy indoor environment.
Radon Testing
Radon Testing
Identify and mitigate potential health risks associated with radon exposure, ensuring a safe and healthy indoor environment for occupants. The purpose of a radon gas test is to assess the level of radon gas present in indoor environments, particularly homes and buildings. Radon is a radioactive gas that occurs naturally in the environment as a result of the breakdown of uranium in soil, rock, and water. It is colorless, odorless, and tasteless, making it imperceptible to human senses. Prolonged exposure to high levels of radon can pose serious health risks, including an increased risk of lung cancer.
Termite Inspections
Termite Inspections

Home Health Check
Home Health Check
Pairing radon testing with mold testing as part of a Home Health Check offers a comprehensive evaluation of your home’s indoor air quality. The Home Health Check provides a thorough, all-in-one inspection, addressing both health risks in one convenient, cost-effective service. It’s an invaluable solution for homeowners who want to ensure their home is safe, healthy, and free from these harmful threats.
Both radon and mold are serious, yet often hidden, threats that can severely impact your family's health. Radon is a colorless, odorless gas that seeps into homes from the ground and is the second leading cause of lung cancer in the U.S. Mold, on the other hand, thrives in damp environments and can cause a variety of health issues, from respiratory problems and allergies to structural damage if left untreated.
