Buyer Inspections
I will accompany you on a walkthrough and conduct a thorough inspection of the home you’re interested in buying to assess its current condition. My mission is to educate and provide you the unbiased facts that help open the gateway to home ownership with peace of mind. I will be there before, during and after the inspection to answer all questions and address any concerns.
Pre-listing Inspections
A pre-listing inspection can not only help expedite the selling process, but potentially even increase the property's sale price. Additionally, they can help reduce the chances of a sale falling through due to unexpected issues with the property being discovered during the negotiation or buyer's inspection.
Mold Testing
If you are buying a home, then you may want to take air samples to determine if potentially dangerous mold spores are present. There are over 400,000 types of molds, and while there are only a few dozen that are toxic, exposure to many molds can lead to health problems and cause structural damage to a house. I am completely independent and do not perform any type of mold remediation. My sampling and testing methods conform to all IAC2 mold sampling and collection procedures.
Radon Testing
The earth is the source of all radon gas in our atmosphere. It is found naturally in some soils and rocks, like granite and is radioactive, invisible, and odorless. Radon gas cannot be detected by human senses. The tri-state area of TN/VA/KY are classified by the EPA as high-risk radon zones. Excessive and prolonged radon exposure has been linked to lung cancer and is the 2nd leading cause of lung cancer deaths. Radon exposure can cause cancer but has no symptoms that can be identified by a doctor. A radon test is the only way to ensure your home has a safe level of radon!
Builder's Warranty (11 Month) Expiration Inspections
Most builders offer a one-year warranty on a new home. Just because your home is new, doesn’t necessarily mean it is defect-free. New home buyers may not realize the importance of a builder warranty inspection. Getting your home warranty inspection at the end of the one-year expiration is your final opportunity to identify and inform your builder of any items that need to be repaired or replaced before they are relieved of their responsibility to you under the warranty period.
New Construction/Pre-Drywall Inspections
Newly constructed homes need an objective third-party to inspect. Keep in mind that the city/county inspectors are there to ensure the house meets the local building code only. BC Home Inspections has your best interest in mind and works for you identifying potential structural, plumbing, electrical, HVAC, roofing and foundation problems. These items become increasingly difficult to inspect and costly to fix once your home has the drywall is installed.
Water Quality Testing
Find out if your water is safe and free from Find out if your water is safe and free from general bacteria, e. coli, lead, nitrates, and nitrites with a water test. Water quality testing involves analyzing a water sample to determine the presence and concentration of various chemical, physical, and biological characteristics. A sample of the tap water can be tested for bacteria, E. coli, hardness, lead, nitrates, nitrites, PH and many other contaminants. Test results are typically available in 48 to 72 hours. Some mortgage lenders will require testing for bacteria and other contaminants if the house water source is a well or spring.
